A proposal from developer Sorbara Group submitted to the City of Toronto earlier this month seeks rezoning and Site Plan Approval for a 40-storey condominium tower at 5995 Yonge Street, just north of Cummer Avenue in North York. The Graziani + Corazza Architects-designed development would rise from the footprint of a former LCBO location, and is planned to reach a height of 132.9 metres measured to the top of a mechanical penthouse.

The building would meet its Yonge Street and Wedgewood Drive frontages with an eight-storey L-shaped podium containing 619 m² of ground-floor retail space. The ground floor would also contain a mix of lobby and amenity space along with three townhome-style units with entrances along Wedgwood Drive. The townhomes are proposed with 440 other condominium units, planned in a mix of 242 studio and one-bedroom units, 169 two-bedrooms, and 32 three-bedrooms.

A total of 174 vehicular parking spaces would be provided in a three levels of underground garage. A total of 334 bicycle parking spaces would be provided consisting of 302 long-term and 32 short-term bicycle parking spaces. These parking levels would be accessed via a ramp entrance along Wedgewood Drive.

While no detailed renderings have been released, a materials legend included in the proposal’s supporting documents reveals exterior finishes including a window wall system with clear vision glass, metal louvre vents, and grey spandrel panels framed in black mullions. Other materials proposed include white precast concrete, grey metal panels, and crystal grey glass balcony railings.
