A proposal seeks rezoning from the City of Toronto to permit a mid-rise boutique condominium development at 24 Imperial Street in Midtown Toronto. Proposed by Wakefield Realty Corporation, the plan would replace a pair of two-storey single family homes just west of Yonge Street with a 9-storey, Turner Fleischer Architects-designed condominium building.

Architectural plans submitted with the proposal offer a glimpse into the materials planned for the building’s exterior. Proposed finishes include white precast panels, dark grey brick, clear window and balcony glazing, white and dark grey spandrel glass, all framed in silver aluminum mullions.

The proposal calls for just 30 condominium units proposed in a mix of four one-bedroom units with average areas of 55 m², 16 two-bedroom units with average areas of 80 m², and 10 three-bedroom units with average areas of 142 m².

Residents would have access to a total of 325.5 m² of amenity spaces, split between 118 m² indoors and 207 m² outdoors. Indoor amenities would be housed at grade near the north end of the building, accessed via a direct connection from a 58 m² rear yard outdoor amenity area. Plans are still in a preliminary state, though they indicate that indoor amenities would include kitchen and washroom facilities, while outdoor spaces would include a 9th-level roof deck.

The small number of units means only 20 resident and 1 visitor parking spaces are proposed within a two-level underground garage, which would be accessed by two vehicle elevators. An additional 31 bicycle parking spaces would also be provided.
