A proposal submitted to the City of Toronto earlier this week seeks an Official Plan Amendment, rezoning, and Site Plan Approval for a 45-storey condominium tower at 20 through 26 Maitland Street, just south of Wellesley subway station. Proposed by developer Plaza, the plan would bring a Quadrangle-designed tower to the block east of Yonge Street, rising to a height of 144.9 metres.

The tower would rise from a three-storey podium containing 275 m² of ground-floor retail fronting Maitland Street, as well as five live-work units along the west side of the podium. The podium would also be home to 2,152 m² of amenity space on the ground and fourth floors, as well as a mix of residential units, building services, and bicycle parking.

The plan calls for a total of 527 condominium units, proposed in a mix of 38 studios with average areas of 31 m², 306 one-bedrooms with average areas of 52 m², 124 two-bedrooms with average areas of 62 m², and 59 three-bedrooms with average areas of 99 m². Almost 35% of the units are two or three bedrooms, while several smaller units have the capacity to be converted, for a potential 40% of the units to be family-sized.

Parking for the development is proposed within a two-level underground garage, proposed to provide 126 parking spaces in a mix of 81 residential and 45 visitor spaces. This minimal parking component reflects the proposal's intention as pedestrian-oriented. The bicycle parking space in the podium would provide 533 spaces, with 475 long-term resident spaces, 53 short-term visitor spaces, and five spaces serving the retail component.

Currently on the site is a converted 3-storey Victorian, now a lawyer's office, and a 3-storey office building, home of the Catholic Children's Aid Society of Toronto.
