An application submitted to the City of Toronto seeks rezoning to permit a 35-storey residential tower at 4 Beamish Drive, just west of where Etobicoke's "Six Points" interchange of Bloor and Dundas streets and Kipling Avenue is now in the final throes of replacement by a new local street pattern. Proposed by developer Triage Corp., the plan so far is merely a massing designed by Graziani + Corazza Architects that would rise 116 metres high and contain over 300 new residential units.

Details about the project are still preliminary, including an undetermined tenure for residential units, with the planning documents not specifying whether units would be sold as condominiums or be rented out. The exterior remains undersigned for the time being.

A total of 329 suites are planned in a mix of 211 one-bedroom and one-bedroom+den layouts (64% of total), 83 two-bedroom and two-bedroom+den layouts (25% of total), and 35 three-bedroom layouts (11% of total). Residents would have access to a selection of amenity spaces, starting with a 398 m² landscaped space—designed by Brook McIlroy—wrapping around the ground floor. Additional indoor and outdoor spaces are planned on the 5th floor, including 511 m² of indoor amenities and 269 m² of outdoor space.

The building would have a four levels of underground garage containing 171 spaces for cars and 252 for bicycles.
