Altree Developments and  and EllisDon Developments' plans for their Thirty Six Zorra Condominiums project in Etobicoke have been advancing since a settlement with the City of Toronto was reached at the Local Planning Appeal Tribunal (LPAT) at the end of 2018. An early 2019 resubmission was tabled in response to the conditional approval at the LPAT ruling, and marketing launched for the project a few months later. Following comments from City staff on the early 2019 submission, a new application has been submitted that brings the project, located just southeast of Kipling and The Queensway, one step closer to realization.

The updated application for Site Plan Approval introduces a series of minor changes to the planned 35-storey, Graziani + Corazza Architects-designed condominium tower. These include subtle adjustments to the parking and loading facilities, unit count, landscaping and public realm, as well as technical revisions for groundwater management, internal building systems, and specifics of construction including the site's de-watering plan.

The update calls for 459 condominium units, one down from the previous plan. Changes to the unit mix result in additional two- and three-bedroom units, which together account for over 55% of total units, now at 28 studios, 175 one-bedrooms, 211 two-bedrooms, and 45 three-bedrooms.

Altree is partnering with EllisDon Developments on the project, with the project marking the first major real estate venture for the established builder. With the revised plan now in the hands of the City, the next step for the project is the opening of a presentation centre on the project site, and the upcoming start of sales. For now, the project is accepting registrations as final approvals draw closer.
