Toronto's northwestern suburb of Vaughan has been filling out underdeveloped land at an impressive rate as of late, and the pace of new projects has only increased since the Line 1 subway extension opened in 2017. One plan in the works since before the subway extension wrapped up is a 2015-approved master plan by the Milestone Group for a new multi-building business park at the northwest corner of Steeles Avenue and Keele Street, just across the Toronto city limit, a shot drive south of the 407, or a long walk from either the York University or Pioneer Village subway stations. Steeles West and St Regis TTC buses pass by the site, as do several YRT routes.
Dubbed the Milestone Corporate Campus, the plan aims to transform 40 acres of undeveloped land adjacent to an existing four-storey office building. It would be incorporated into the new business park. Designed by Diamond Schmitt Architects, the plan seeks to add millions of square feet in new office space to the site, replacing the existing mix of surface parking and undeveloped green space.
The developer is initially focusing on the 13-acres closest to Keele Street, already home to the four-storey 2300 Steeles Avenue West office building. This portion of the site is planned to house 5 buildings ranging in size from 105,000 to 225,000 square feet, with parking provided in an underground garage.
Buildings proposed in the block (termed Quadrant 1 by the developer) include a five-storey first phase attached to the north end of the existing office building, eight-storey office buildings as phases 2, 3, and 4, and a 6-storey office building as phase 5. The site master plan also shows off new public streets, as well as a public park and landscaped grounds between the buildings. Three additional quadrants of development to the north and west are planned to follow.
The Phase 2 building is now being marketed to prospective tenants, with the project website showing off interactive 360-degree views of the building's exteriors, interior atrium, and office spaces.
