It is just shy of 11 months since Stafford Developments and Greybrook Realty Partners broke ground on their new Avenue & Park project on Avenue Road north of Lawrence in Toronto's Ledbury Park area, and work is moving along for the 7-storey, IBI Group-designed condominium development. The most recent progress at the former Beer Store location involves the start of foundation work in advance of the project's underground forming stage.

We last checked in on the project back when construction was just getting going, following the arrival of drilling rigs to begin the site's shoring. That task wrapped up last year, paving the way for excavation of the site's 2.5-level underground garage. Excavation of the pit had bottomed out across much of the site by April of this year, leaving just a ramp for vehicles to reach the base. By June, grading of the pit was underway, with excavators relocated to street level to begin removal of the ramp. The ramp has since been fully removed, and the start of forming is imminent.

The first rebar has been laid out at the site's southwest corner, marking the first signs of the building's foundation slab in advance of its upcoming concrete pour. This will be followed by forming of the building's garage, a task expected to last another several months. Due to the site's west-to-east downward slope, the garage will surface along the Avenue Road frontage one level lower than the west end of the building.

Once complete, the boutique condominium building will bring just 36 units to the neighbourhood, as well as an upscale "Beer Boutique" in place of The Beer Store location that previously occupied the site.
