Podium Developments has resubmitted an application for a residential development at 80 Dale Avenue, just west of the Guildwood GO Station near Kingston Road in southeast Scarborough. Originally proposed as a single 27-storey rental tower with 320 units as well as 66 stacked townhouses, the development was withdrawn after it was met with opposition from the local councillor and the community. Scaling back the density to a less daunting built form, the developer has resubmitted the plans as a set of 12 and 7-storey buildings, with 285 rental units, 101 fewer than the previous proposal.

Designed by Standard Practice Inc, the 37.5 metre and 22.5 metre buildings front the GO rail corridor to the north. Landscape architects The Planning Partnership have designed the linear space between the buildings and the rail line as an outdoor amenity space, with a pathway running east-west between the buildings themselves, and a potential future pedestrian entrance to the Guildwood GO Station.

In terms of cladding materials, base level of the building will have large windows framed in limestone, with the upper levels clad in a glass window-wall system. Balconies will be characterized with painted aluminum railings.

The unit mix is comprised of 30 studio, 94 one-bedroom, 148 two-bedroom, 11 three-bedroom and 2 rarely seen four-bedroom apartments. 2 levels of underground parking will house 317 spaces and 295 Bicycle parking spaces.
