Last week, a Site Plan Approval application was filed with the City of Toronto proposing the construction of a 6-storey office addition above an existing building in Liberty Village. Following off a December, 2018 rezoning application looking to intensify a number of properties along Hanna Avenue, this 85 Hanna site plan is the first of the three proposed redevelopment sites to move toward the next stage.

The 4-storey building on site is currently the head office of developer First Capital Realty, who is proposing the 11,525 m² addition be constructed above. The building will add to the ever-growing office presence in Liberty Village, a neighbourhood which has seen near constant development over the past two decades.

The Zeidler Partnership Architects-designed addition features two rectangular volumes cantilevered over the existing heritage building. The second of the two volumes is shifted on a 20 degree angle, articulating the building’s massing. Clad entirely in curtainwall, the addition stands in stark contrast to the brick facade of the existing structure.

Proposed at 43 metres tall, the new building would add 19 additional underground parking spaces (made possible by removing an underground carwash amenity) and 58 bicycle parking spaces. The rendering above shows a completed pedestrian (and presumably bike) bridge over King Street, which would connect to First Capital's KingsClub development, now in the process of opening.
