Rezoning is being sought from the City of Toronto for a 13-storey residential rental and retail building at 315 Spadina Avenue, just north of Dundas Street. Designed by Montgomery Sisam Architects, the proposal would redevelop an existing single-storey commercial building at the corner of Spadina Avenue and D'Arcy Street.

At street level, the building would contribute to this retail stretch of Spadina with 987.7 m2 of ground-floor commercial space, divided into four units. A total of 239 rental apartments are proposed above in a mix of 54 studio units; 118 double studio units; 11 one-bedroom units; 31 two-bedroom units; and 25 three-bedroom units. The unit mix and layouts have been selected to accommodate a variety of residents, though the main target demographic is the large population of young professionals and students working or studying nearby the project site.

A one-level underground garage with 35 parking spaces, including 2 barrier-free spaces, is proposed. The spaces would be shared between residential, visitor, and commercial uses, with only non-reserved daily and hourly parking available. A total of 252 bicycle spaces are also proposed, with most building residents expected to be commuting locally.

Some intriguing information revealed in the planning application is in regards to the owners of the property. Listed as "315 Spadina Facility Inc.", the company in charge has an address matching that of Reichmann Realty Advisors. The Reichmann family are behind the defunct developer Olympia and York, who constructed First Canadian Place as well as other significant developments in cities like New York and London before being faced with bankruptcy in the early 1990s. 315 Spadina, while small in stature, could indicate the Reichmann family's return to the Toronto development scene.
