Following a change of ownership, a mid-rise residential proposal on Kingston Road between Woodbine and Main Street in Toronto's East End is back with a new design. Since being acquired by Condoman Developments, the project at 507 Kingston Road is now known as The Lookout Condominiums, replacing a design by architectsAlliance with a new one by Standard Practice.

Originally proposed as a 9-storey building with 57 residential units and 5,338 square metres of gross floor area before being readuced to 7-storeys, the recent resubmission now has it at 8 storeys and a height of 30.5 metres, the eight unchanged from the previous 7-storey version.

While the massing remains largely the same as the architectsAlliance design, the exterior expression has been significantly altered with sawtooth balconies fronting Kingston Road, and a series of terraces in the rear that transition the massing down to meet the low-rise conditions on Wheeler Avenue to the south.

The cladding materials have also changed significantly, while still including large sections of brick finishes seen in the previous plan. The new proposal's exteriors are now planned to be clad in a mix of brick masonry, dark-tinted aluminum mullions, and powder-coated aluminum balcony railings.

The 30 condominium units are proposed in a mix of 19 two-bedroom and 11 three-bedroom units. Residents would be served by a three-level underground parking garage, and a mix of indoor and outdoor amenity spaces including a ground floor meeting room, and a 58 m² at-grade outdoor space along the Kingston Road frontage.
