Bayview & Hillsdale, a project currently being erected in Toronto’s Leaside neighbourhood, has made great strides recently with construction progressing rapidly since its inception. The Brown Group of Companies-developed condo was originally proposed in 2016, and will rise 7 storeys upon completion, with 112 condo units and 38 rental replacement units ranging from studios to three bedrooms. The project has progressed significantly since our most recent update. When we last covered the development in spring of 2018 it had received ZBA (Zoning By-Law Amendment) approval with the OMB (Ontario Municipal Board formerly LPAT) and was pending an SPA agreement with the city.

Fast forward 15 months and, SPA approval was granted n January, and the site is now home to a flurry of construction. Currently, a pile and lagging shoring system can be seen at the construction site and excavation of a few metres of earth so far.

A two-level underground garage that will eventually be home to 162 vehicles here; 119 for residents, 23 for residential visitors, 20 for retail. A horizontal drilling rig can be seen in the background working on tiebacks to add additional stability to the retaining walls as more earth is excavated.

As per the Kohn Partnership Architects website, the lower floors of Bayview & Hillsdale will feature a mixture of brick and glass on the lower floors of the building, with the higher floors to be primarily clad in glass. The ground floor will feature retail along Bayview Avenue, animating the west side of the street here on the popular shopping corridor. As construction on Bayview and Hillsdale progresses we will continue to track the project.
