Plans have evolved for a proposed mid-rise residential development at 601 Oakwood Avenue at the west edge of Midtown Toronto, just south of Eglinton Avenue and the future Oakwood station on the Crosstown LRT. Proposed at the end of 2017, the plan from Katalyst Real Estate Corp, known as Oakwood Residences, would replace an existing two-storey, mixed-use building containing three commercial units and 6 residential units.

A year after the initial submission for rezoning and Site Plan Approval, the plan was resubmitted for rezoning in December with a new design by Melillo Architects Incorporated, replacing the previous design by architects Sol-Arch. Previously proposed at four storeys, the latest plan increases the floor count to 6, while the overall unit count remains unchanged, with six rental replacement units and 24 freehold units.

The 30 units are proposed in a mix of 3 studio units, 8 one-bedroom units, 4 one-bedroom+den units, 10 two-bedroom units, 3 three-bedroom units, and a pair of live-work units located on the ground floor and basement level, occupying the Oakwood Avenue frontage. Amenities are proposed in the form of a multi-purpose room on the basement level, and a 60 m² outdoor amenity space at grade.

Exterior finishes planned for the building include dark green tinted glazing, a combination of dark grey and blue fibre-reinforced cementitious panels, as well as anodized aluminum and composite panels.
