A mid-rise condominium, proposed for a site at Prince Edward at Dundas Street in Etobicoke, is evolving with a new Site Plan application that has been recently submitted to the City of Toronto. Dunpar Homes' on-again off-again project is moving again after years of false starts and ownership change. Originally, the project was marketed as 'The Strand' in 2007, however after the 2008 recession it was rebranded and reinvigorated as 'Kingsway Terrace' by Dunpar Homes. However, after that version failed to attract enough buyers, the project was cancelled and taken over by the Monarch Corporation and marketed as 'The Epicurean'. However, with Monarch having been taken over by Mattamy Homes in the last couple of years, Mattamy decided not to move The Epicurean forward. Now, 571 Prince Edward Drive has once again been taken on by Dunpar Homes, with a redesign keeping the building within the zoning bylaw.

Most obvious is a complete redesign of the exterior, where architect Richard Wengle has been engaged to give the building a more traditional look. Limestone, punched windows, and red brick have replaced precast, black-painted spandrel panels and blond brick. The detailing and material finishes have also been updated, with black finished wrought iron now lining balconies, with dark grey mullions to match. Dark granite planters are going in at ground level.

Inside, is that the number of residential units has been reduced in the Graziani + Corazza Architects designed building from 127 to 115 in an effort to provide larger suites for purchase. The larger residential suites have resulted in a slightly larger footprint for the building, and in order to compensate for the resulting loss of outdoor amenity space at-grade, a large amenity space on the rooftop has been added. Front door entrances have also been incorporated into the units at grade facing the public streets in order to improve the streetscape and avoid a sense of isolation.

Landscaping improvements have also been made both within and around the site itself by Alexander Budrevics & Associates in order to provide screening for the low-rise residential buildings around it. Public sidewalks have been reviewed and expanded as well, in addition to decorative paving within the site itself as a way of incorporating soft landscaping inside the site and differentiating it from the public driveways.
