The Pearl Group has submitted a proposal for a new four storey office/retail building at 464 Queen Street West to the City of Toronto. The site is currently occupied by single storey KFC/Taco Bell with a couple of parking spaces in the rear. Located at the northwest corner of Queen and Augusta, 464 Queen West will be a modern addition for the neighbourhood.

Designed by SvN Architects+Planners, the building will feature soaring retail ceiling heights and will have a modern facade. The building will include two retail spaces on the south side of the first floor with 3,402 m² of space. The entrance to the 1,185 m² of office space will be located in the north side of the building on Augusta Avenue. A consultant's study shows that the incremental parking need created by the building can be provided by nearly facilities, including an adjacent Green P surface parking lot which contains 119 spaces.

Enjoying streetcar service and high pedestrian traffic, this stretch of Queen West is known for its trendy and chic shopping, galleries, restaurants and bars. Vogue has named the area as one of the coolest neighbourhoods in the world.
