Just west of Ossington, yet another of Toronto's many Beer Store and parking lot sites could make way for redevelopment on Dundas West. This month, the Beer Store at northeast corner of Dundas and Lakeview became the latest of the private-sector retailers to introduce a redevelopment plan.
Developed by Fieldgate Homes, the proposal at 1200 Dundas Street West calls for an 8-storey residential building, featuring 76 units, and street-level retail. Designed by TACT Architecture, the building is characterized by a stone-accented façade, which is punctuated by inset balconies. Meeting Dundas with a 6.5-storey frontage, the building steps down in height as it transitions towards the low-rise residential neighbourhood to the north—reflecting City Planning's angular plane criteria for mid-rise buildings.
As with Toronto's other Beer Store redevelopments at 1580 Avenue Road (now marketed as Avenue & Park), 28 River Street, 500 Dupont, and 784 The Queensway (now marketed as Queensway Park), a new Beer Store is slated to occupy a ground floor retail space. Like the above-mentioned sites, the development was facilitated by Rosewater Capital, who purchased five Beer Store sites across Toronto.
Alongside the street-fronting retail space on Dundas West—which measures, 6,517 ft²—the ground floor will be occupied by a trio of two-storey townhome units, fronting the quieter Lakeview Avenue. At the north end of the building, the lion's share of the Baden Street frontage will be taken up by mechanical elements and vehicle access, leading to an underground garage with 59 spaces, 49 of which are dedicated to residential use.
The project's 76 residential units come in a mix of 30 one-bedroom (39%), 42 two-bedroom (52%), and 4 three-bedroom units (5%). 188 m² of amenity space is also planned, divided between 141 m² of indoor space, and a 47 m² terrace.
