Construction of the first phase of The Kip District, a master-planned community by Concert Properties in the Toronto suburb of Etobicoke, recently passed a milestone at its site on Dundas Street near Kipling subway station. In the time since the early July ground breaking for the new community, a quickly executed two-storey-deep excavation has allowed a hammerhead tower crane to go into operation already.

Designed by Page + Steele / IBI Group Architects, the below-grade structures of The Kip District's 28-storey first phase tower are now rising at the west end of the new community. This section of the site—now fully excavated—will make up a portion of the large, two-storey below-grade parking garage that will eventually underpin the entire site. Currently little more than a collection of vertical supports rising from gravel substrate, the P2 concrete slab will soon be poured.

Formerly occupied by a big-box Canadian Tire location, the Kip District site will be reintegrated into its Six Points surroundings with a new network of roadways and significant pedestrian infrastructure and landscaping. The development will boast five residential towers upon full buildout, with ground-floor retail to animate the neighbourhood close to Dundas Street, while the interior of the site will be focused around a central park and plaza, capable of supporting a range of programming from concerts to farmers' markets.
