A growing collection of mid-rise developments line a large percentage of Sheppard Avenue West's stretch between Bathurst and Allen Road in North York, and a new proposal submitted a few days ago is tabling even more density for this mid-rise corridor. Submitted on behalf of property owner Greenfield Quality Builders, the new rezoning and Official Plan Amendment application seeks the redevelopment of 128-132 Gorman Park Road with a  superkül-designed development, provisionally referred to as Sheppard and Gorman Park Condos.

The 9-storey structure's upper residential level would reach a height of 29.2 metres, while the total height including the mechanical penthouse level would reach 33.2 metres. Ample stepbacks are designed to integrate the development into the surrounding Wilson Heights neighbourhood.

Along the Sheppard Avenue West frontage, the building would rise seven storeys before stepping back for each of the final two levels and the mechanical penthouse above. At the rear of the building, the mass would rise uninterrupted for five levels before stepping back for the remaining 4 residential floors and the mechanical penthouse level.

The building's 9th and final level would support a proposed 148 square metre green roof. Occupying 30% of the rooftop surface area, the green roof will combat the building's contribution to the urban heat island effect while also providing stormwater runoff retention and aiding the overall site water balance.

In total, the project proposes a total gross floor area of 7,905.6 square metres and a floor-space-index of 3.98, in line with many of the mid-rise developments found along Sheppard in the site's immediate vicinity. The project would add a total of 85 condominium units to the neighbourhood, to be served by a two-level below-grade parking garage containing 77 parking spaces. 7 visitor surface parking spots would also be provided, as well as 85 bicycle parking spaces within the underground garage.

Residents living in the development would have access to 170 square metres of indoor amenity space on the building's ground floor, with 45 square metres of outdoor amenity space proposed along the building's Sheppard Avenue West frontage.
