Past Toronto's high-rise Yonge and Sheppard intersection, Diamante Development's Diamond Condominiums on Yonge will add another tower to North York's dense Yonge Street corridor. Located just west of Yonge on Churchill Avenue, the 30-storey condominium features 385 units, contributing further residential density to the growing neighbourhood south of the TTC's Line 1 terminus at Finch.
Designed by Scott Shields Architects, the tower will share a city block with the recently reconstructed St. George's Church. To the south, rows of low-rise retail front both sides of Yonge Street, giving way to an expanding cluster of residential and commercial towers towards Sheppard. An urban infill project, Diamond Condos will occupy the vacant lot immediately west of the church, with the project's street-level private garden fronting Canterbury Place.
In recent months, our stories have have offered a glimpse at the project's amenities and floorplans, including a look at one-bedroom units. Although the variety of one-bedroom and one-bedroom + den homes will take up much of the tower, Diamond's collection of two and three-bedroom suites offer the larger living spaces in short supply across Toronto's new-build condo market.
While one-bedroom units continue to drive much of the city's investor-driven real estate boom, demand for two- and three-bedroom suites is more often generated by end users. At Diamond Condos, eight remaining floorplans feature two or more bedrooms, beginning with the 594 ft² 'Suite 17.' Despite being the smallest of the two-bedroom suites, the east-facing Suite 17 features a 104 ft² balcony, which provides an ample outdoor space. While the unit features a fairly compact footprint, the two sleeping spaces are also separated, making for a more private ambiance in each bedroom.
At 600 ft², 'Suite 12' offers a marginally larger interior, though the north-facing unit is otherwise very similarly configured to Suite 17. Here, the somewhat smaller 61 ft² balcony faces out onto both the living/dining area and the master bedroom. As in Suite 17, the second bedroom is windowless, however, with indirect light entering into the space from the living/dining area via a translucent sliding door.
At 769 ft², the more spacious 'Suite 2' provides a decidedly luxurious configuration. Featuring two full bathrooms and an open communal area, the south- and east-facing unit boasts a 138 ft² balcony, along with direct light to both bedrooms.
Facing south and west, the 777 ft² 'Suite 7W' offers a different layout with similarly proportioned spaces. Here, the two bedrooms are situated side by side, with the master bedroom coming out onto a private ensuite bathroom. Meanwhile, the 82 ft² west-facing balcony is accessible from both the shared living space and the second bedroom.
Finally, the 839 ft² 'Suite 16' offers a three-bedroom layout. Depending on buyer preference, the family-friendly unit can be configured with an ensuite bathroom for the master bedroom, or a standalone second bathroom. Facing north and east, the suite features an 85 ft² balcony.
