Late last month, plans were submitted to the City of Toronto Planning Department for a new mid-rise residential development at 700 Sheppard Avenue West, a couple blocks west of Bathurst. Submitted on behalf of Quadcam Development Group, the proposal calls for a 10-storey, KFA Architects and Planners-designed condominium development that would contain 134 residential units and 447 m2 of commercial space on the ground floor.

The mid-rise would have a large presence on Sheppard Avenue West, of comparable height and density to the Portrait Condominiums development located opposite the site at 701 Sheppard West. The project pushes much of its massing to the south side of the site fronting Sheppard Avenue West. The north side of the development would feature a 1.5m landscape strip and a privacy fence at the northern property line, with a series of step backs above designed to help transition the massing down to meet the established low-density community to the north.

While the proposal falls in line with the policies of Toronto's Official Plan, the 3.77 F.S.I., 10-storey being proposed exceeds the maximum density of 2 F.S.I. and height of 5 storeys currently zoned for this location. To allow greater height and density for the site, the developer has submitted an Official Plan Amendment in conjunction with the rezoning and site plan approval. 

The sole rendering provided in planning documents depicts finishes of grey brick, wood veneer paneling, precast concrete and aluminum louvers, and window wall with pre-finished metal caps and spandrel glass panels.

Residents of the project would have access to 307m2 of indoor amenity space, as well as an approximately 636m2 outdoor amenity space at the northwest corner of the site. Parking would be housed in a two-level below-grade parking garage with 158 vehicle parking spaces, as well as 106 short and long term bike parking spaces.
