Though Oshawa doesn't exactly have a long-standing reputation as a university town, things are changing quickly in the city east of Toronto. Since its inception in 2002, the University of Ontario Institute of Technology (UOIT) has been one of the province's fastest growing universities, with enrolment now totalling over 10,000 students, a sharp increase from approximately 1,000 in 2003. Nearby Durham College has also experienced recent growth, helping transform Oshawa into a nascent education hub.
The university's rapidly expanding main campus in Oshawa's north end has injected economic activity and cultural vibrancy to the city through a continued influx of students. A modern campus has also brought a new architectural presence to Oshawa, with the recently announced University Studios set to join the growing cluster of buildings surrounding the university.
Designed by Wallman Architects, the 8-storey Podium Developments project caters to the university's growing student population. The L-shaped building will feature an extensive range of amenities geared towards the student population, with a central Social Hub—which is equipped with a kitchen— functioning as a study space, meeting place, lounge, and studio. In addition, the building will feature the more typical condo amenities, such as a gym, party room, and a roof deck.
Once complete, the building will be managed by Varsity Properties, a company that specializes in private student residences, such as the University Suites in Downtown Kingston, Ontario. Inside, all suites can be furnished with high-end folding furniture—an option included directly into the sales—creating a spatially efficient environment for students, and saving buyers the hassle of decor.
With prices starting at just under $150,000, the units also present a relatively approachable investment, with a steady supply of tenants expected as the university continues to expand.
