KingSett Capital has submitted an application to the City of Toronto for a redevelopment of eight properties on the east side of Yonge Street south of Gerrard. The proposal, designed by Quadrangle Architects, saves the facades of two heritage-listed commercial buildings, and incorporates them into the nine-storey podium of a mixed-use retail-office-residential development that is proposed to climb as high as 73 storeys and 843 feet.
The proposal would entirely replace a jumble of six existing storefront properties but would be bookended by the more imposing three and four-storey facades of the heritage-listed properties at 363-365 Yonge and 385-387 Yonge. The proposal includes approximately 100,000 square feet of retail space found on the ground floor, a mezzanine, the second floor, and on a the first below-grade floor. The new retail would be fine-grained with several doorways at ground level, the width of each storefront being approximately that of each of the bays currently found at 385-387 Yonge.
Above the retail on floors three through nine would be approximately 186,000 square feet of office space. The various uses of space proposed for the complex can be seen in the concept diagram below.
Above the office space, KingSett Capital is proposing 1,106 residential units on the tenth and eleventh floors of the podium and in two towers, the south one 62 storeys tall and the north one 73 storeys tall. At the 51st and 52nd storeys would be a two-storey amenity bridge. The tenth and eleventh floors would be made up of 26 two-storey townhomes with terraces sitting above the office podium floors. KingSett is currently considering a mix of condominium and rental suites for the residential units.
