A new condominium is under construction on the Yonge Street Corridor. At 21 Grenville Street will rise a 50-storey tower, just shy of College Street. Karma Condos will sit right in the heart of the downtown core, just steps away from College Station, walking distance to Queen's Park Station, and even closer from the various shopping and dining along Yonge Street. Developed by Lifetime Developments and CentreCourt Developments, Karma will feature 495 units that range from a 490 square foot one-bedroom unit, to an 819 square foot three-bedroom unit. Amenties for residents include a fitness centre and steam room on the second floor, and a rooftop terrace on the third floor.
Thanks to UrbanToronto member drum118, we have many recent photos of the construction site, where initial work has focused on the future of the integrated heritage building. One of Karma's highlights is the incorporation of the John Irwin House, a city-designated heritage building built in 1873 for John Irwin, a local contractor who developed properies along Grenville Street. The house was added as to the inventory of Toronto heritage sites in 2007 due to the building being one of the "last surviving examples of a house form building" in the area.
Just this March, the three-storey brick structure was relocated from the northwest corner of the site to the northeast corner at Grenville Street and St. Luke Lane. Plans for the building is to house retail, although no specific retailer has been announced yet. According to Rob Cadeau, associate at architectsAlliance, Karma's design team pushed the podium design to better relate in scale and proportion to the heritage building so the John Irwin House would be showcased.
The John Irwin house will nestle into the tall glass podium which forms Karma's base.
