I don't have a document that shows whether the brown woodgrain panels are an aluminum product, or a cementitious one, or…? Anyone know? They're adding some warmth (but tough call on the final effect until all of the finishes are applied).

At little bit late, but I can answer that one. It's an aluminum siding/soffit product called "Longboard".

It's a great product, from my experience it has been relatively cost effective and easy to install. Hoping to see more of it on projects in Toronto, it adds some much needed colour/variation to the standard window wall cladding.

Urban Design has been pushing back on the use of wood grained materials lately, including longboard because they have concerns that its not an honest or authentic material. They seem to be fine with the aluminium product itself, but are definitely pushing back on the gained versions of it.
 
This street level is atrocious. They stuffed townhouses into a retail type setback with minimal soft landscaping in front and no trees.
Completely agree! And the corner of St. Clair and Poplar Plains Road (NE corner) is such a wasted opportunity; this would've been a perfect location for some commercial space.
