Toronto 175 Wynford Drive | 177m | 54s | Freed | AS + GG

Not fair to peg this idea to this development, but I'm still holding out for the idea of bringing Wynford drive up to grade with Eglinton.

Not only would that make the area much more pedestrian friendly, but it would eliminate the ramp structure, which could in turn be devoted to greenspace.

It would have some challenges in terms of relating to the entrance to the existing building on the s-w of Wynford/Eglinton, but I think it could be done and would undo
an urban planning mistake.

The original transit city EA eliminated it as a part of the Eglinton Crosstown, but Metrolinx later decided to save it. It keeps transit vehicle speeds up.

I'm so confused as to where this is. Is this on the site of the existing Don Valley Hotel? Looks like the left tower in that first render is directly in front of the other newer tower on the site, is that why we can't see it?

Yup, you've basically got it!

Fengate and Freed acquire 5.4 acre mixed-use site in Toronto with development entitlements

TORONTO, Jan. 7, 2020 /CNW/ - Fengate Asset Management ("Fengate") and Freed Developments Ltd. ("Freed") are pleased to announce the joint acquisition of a significant 5.4 acre, transit-oriented and mixed-use site with development entitlements in the City of Toronto from Allied Hotel Properties Inc ("Allied"). Fengate is managing this joint acquisition on behalf of the LiUNA Central and Eastern Canada Pension Fund.

The site currently houses a six-storey hotel and is conveniently located at the intersection of the Don Valley Parkway (DVP) and Eglinton Avenue East in Toronto, with direct pedestrian access to the Eglinton Crosstown LRT, which is scheduled for completion in 2021 and will provide efficient access to the downtown core and surrounding areas via connections to the Toronto Transit Commission and GO Transit system. The site also provides vehicular access to Highway 401, the DVP, and Gardiner Expressway.

The site is presently entitled for the development of numerous high-rise multi-residential buildings adjacent to the hotel, which will address the increasing need for transit-oriented residential units within Toronto.

Don Valley Hotel and Suites acquisition

The $102-million acquisition of the Don Valley Hotel and Suites property at 175 Wynford Dr. and adjacent lands gives the new owners a six-storey, 353-room building including the Garden Cafe and DV Bar/Bistro, meeting rooms, a two-storey convention centre and other amenities.

“The site is already zoned for a couple of towers,” said Freed, who is proposing a residential and commercial mixed-use redevelopment.

“The original owner was going to keep the hotel and we’re envisioning applying for additional density and building a new hotel.”

--------
“We’re hoping, in working with the city, to be the missing link in connectivity with paths and pedestrian connections,” said Freed. “You really are in the centre of the city and you’ll be able to see this project from all around.

“It’s very visible, so there’s an opportunity to do something very exciting with architecture and design and programming with the ground floor with some commercial and the community connecting to it all around.

“It’s the exact type of opportunity that we look for and get super-excited about.”
