I think the sad reality of what this standard means is a reduction in the area of the building facade covered by windows and an increase in the area covered by spandrel. Just stick some nice insulation in the window wall behind the spandrel section and boom! you've met the energy efficiency requirements.

Yeah, that Regent Park building is a win. I wonder how much of a cost saving it is to use this monotone cheap looking window wall versus the textured multicolored window walls of that building. The preconstructed panels of the Regent Park building look similar in terms of construction, but they look soooo much better!

Haha, people here worry about these new buildings? which actually bring, new streetscape, wider sidewalks. lighting, retail, people, etc. meanwhile the city does nothing to improve the infrastructure around where these developments are happening,
the Gardiner looks like something out of the 3rd world,
the Bathurst bridge is falling apart even thought there has been a plan for over 10 yrs to redevelop it...gee what are they doing with all the section 37 funds?

But they get all that new property tax money and let’s not forget the land transfer tax. They couldn’t care less about actual infrastructure.

Why is this crap builder building anything of significance near the water? Concord should have been ran off a long time ago. Improve or GTFO!

Section 37 funds are not supposed to be used for 'regular SOGR work. See: https://www.ontario.ca/laws/statute/90p13#BK59

They are getting ready to install the old brick and stone work for Loblaw building and not expect anything great after it install based on current design.

The towers are more so hum boring, like most buildings these day.

What got me was the posting on a lamp post that have walk by many times and haven't seen it before now. More cars and just what this area needs.

What do you mean by 'plastic'?

As a layman, I'm not sure what spandrel is actually made out of, but in projects like this one, it reminds me of the type of plastic you would see on a fisher price toy.
I'm guessing it's common everywhere, but it feels like cheaper projects in Toronto really love it.
