Thanks JanneClaude .... I gather this is being built as in-fill where the existing Tendercare Living Centre / Bellwood Nursing Home is located ??
 
This site plan application is to permit Phase 2 of St. John's McNicoll Centre consisting of an 18 storey residential apartment building and a 2 storey commercial/recreational/institutional building. A Section 37 Agreement was registered for the subject site on May 17, 2013. Changes to the Community and Support Facilities Description attached to the Section 37 Agreement for Phase 2 are proposed. A site-specific Zoning By-law 152-2011 (OMB) regulates the site.

meh, doesn't look too bad. Mcnicoll isn't exactly a primary arterial, It doesn't automatically need to have retail frontages. This is also the first application, it may get better before construction.
 
Phase 2 consists of 18 storey residential and 2 storey commercial/recreational/institutional. Architect is CXT Architects:

Update:
Vintage Garden, a Chinese retirement community in Scarborough at the northeast corner of Victoria Park and McNicoll avenues, has submitted a Site Plan Application to the City of Toronto for phase 2 of the development. Sponsored by the St. John's McNicoll Centre and designed by CxT Architects, Phase 2 involves an additional fourteen storey residential tower and a one storey extension to the existing community centre on the south end of the site, with the tower fronting McNicoll Avenue.

Ward 22 - Scarborough District


Phase 3 to construct a 6- storey mixed-use building. Ground floor retail and office uses and residential (Life Lease) apartment units above. Extend existing underground parking constructed under Phase 2. Phase 2 File No. 16 118636 ESC 39 SA.
 
Some concerns below:

-The Victoria Park Transfer Station at south-west corner of Victoria Park Ave and McNicoll Ave (some mention of smell and noise on the Internet). https://www.toronto.ca/services-payments/recycling-organics-garbage/drop-off-depots/locations/

-Hydro line corridor running parallel along McNicoll Ave (just south of Mcnicoll Ave). Any health concerns with living close to the power line?

-Waste Diversion Recycling Services Company at the north-west corner of Victoria Park Ave and Gordon Baker Road.
