This is a project that has been going on for awhile much like a bunch of Kitchener projects. This site was originally part of the Kitchener Landfill and continued to be an operations facility until it was sold. The site was sold to Downing Street Group who have since cleaned up the contaminates on the site (VOCs, PAHs, and heavy metals). They have partnered with both JD Development Group and Averton homes for the various residential portions of the site. Overall the site when complete will contain stacked townhomes, a retail block and then 2 8 floor condos. The stacked townhomes are being developed by Averton while the condos, being marketed as Verde Condos is being developed by JD Developments with Downing Street overseeing the entire site.
Construction originally started with demolition and soil remediation which occurred in 2015 and 2016. The site then sat empty for a couple of years until the sales office was built for the first block of townhomes, at the time this was being advertised as "Aria Towns" by Aberdeen Homes, in 2018 Aberdeen Homes sold their portion of the site to Averton Homes, the exact details aren't public however, at this point the townhomes were rebranded as "Parkside Urban Towns". In 2020 construction started on the site with the initial site services going in for Parkside Phase 1, this included creating a new private road named Palace St as well as Huntsworth Ave. In the years since the site servicing has continued as Averton has progressed across the site with site servicing for the final phase (Parkside Urban Towns Phase 3) presently occurring.
In 2021 construction started on the first phase of Parkside Urban Towns with completion occurring in late 2022 or early 2023, at this point Averton moved to Phase 2 which is currently progressing with cladding material going up.
The 2 8 floor condos are also currently under construction, with work just getting to grade recently. They have two tower cranes up on the site but work is progressing rather slow. The concrete subtrade involved on the site is Limen, shoring work was done by HCM, I don't remember who the excavation contractor was on site but it was one of the larger local ones in Kitchener.
