We are assisting the owner of a former industrial property in the West Queen West area to rezone the property for a unique mixed-use building designed by Kohn Shnier Architects. The proposed design features a true mixed use program (including retail and studio/work space), a large green roof and innovative unit designs that incorporate double aspect “through†units with east and west exposure. The generous suites will be suitable for a variety of demographics – including families – with spatial and green amenities rarely seen in multi-residential buildings in the current market.

Given the cozy relationship between Dufflet and Kohn Shnier--the bakery was redesigned by the firm--it is logical to suggest this is the site in question, or at least the parking lot beside it.

Across the street from Art Condos, I expect similar height.

Sounds like a 2012 project perhaps?

Probably just a concept design. The U2 Docklands Landmark Tower Competition (for Dublin) and first two renderings for TIFF headquarters are pretty neat.

I was thinking about buying an East unit at art because it was the last on the east side of the street but I guess this will block that view I was after!
 
Does this include 45 Dovercourt - the current u-haul? There isn't an application anywhere for this project.
 
Given Orenda's past working with Context, I wonder if Context isn't behind this project?

Knowing how the "green" aspect of 41 Dovercourt Rd is being hyped, perhaps it's a Windmill Developments' project?

For example,
Alex has recently joined Windmill Developments, opening the new Toronto office with a diverse range of sustainable infill projects currently underway in urban Toronto

Further proof: On Windmill Developments sister company website, Build-Green Solutions, "Dovercourt redevelopment" is listed with an elevation plan:

Dufflet no longer seems to be here as their website states a head office/wholesale bakery on Norseman St so I guess that's one hurdle cleared

Interesting note, Kohn Shnier designed the retail outlet for Dufflet and is now designing the tower slated to replace their former head office.
 
Kohn Schnier's portfolio features plenty of tasty treats. (Mmm.. boutique laneway houses) Looking forward to this one. :)
