Wow, considering Citylights, already under construction, and the proposal to replace the northeast corner building with something much taller and denser, this intersection is going to be ridiculous!
 
I'm pretty curious how well equipped the utility infrastructure at Yonge and Eglinton is to handle all this density.

The new proposal has more 2-bedrooms I believe. That is a good thing, we need more 2-bedrooms.
 
No mention of the OMB on the latest Cover Letter (December 5), but it was reduced to 37 storeys:

The OMB appeal is listed as closed. Perhaps they have decided to negotiate with the city and closed the OMB appeal?

[7] The decision of the Board is to allow the appeal and approve the By-law Amendment. Consistent with the direction of City Council, the Board’s Order is withheld pending completion of the following:
1. Provision of a draft by-law to the Board in a form and with content satisfactory to the City, including securing replacement rental dwelling units and rents, tenant assistance and any other rental related matters in conformity with Section 3.2.1.6 of the Official Plan
2. Confirmation that the owner has entered into and registered a Section 37 Agreement with the City incorporating such rental dwelling units, rents, tenant assistance, any other rental related matters and other Section 37 matters for public realm improvements and/or community benefits, to the satisfaction of the City;
3. Matters relating to the rental demolition application are addressed;
4. Confirmation of water, sanitary and stormwater capacity;
5. The receipt of an updated and satisfactory Functional Servicing Report
 
This is too dense IMO for its location. If they chopped some height then it would make more sense as a way of leveling off and decreasing the height of towers from Yonge to Mount Pleasant. (Not say we need height restrictions....but considering its location, this project could use some tweaking). This'll be a completely transformed intersection.

(On the other hand, many could argue this is an appropriate development for the area)

I feel like we already committed to this area being super-dense. May as well go all-in. So long as the utilities can keep up anyway.

My concern is that we should really be forcing more livable units for families. 2 and 3 bedrooms units would go a long way for making a complete high-rise community.
 
More commercial, better access in and out of the community and more public space/amenities. 3 bedrooms is overall in today's Toronto. Few can afford it and plenty of families are making it work in one bedroom apartments. That's where public amenities are important. School grounds are usable spaces but, they aren't completely public either.

Yah, 3 bedrooms are pricey, but I can't help but think that is partially because they are so scarce to begin with.

And that we don't have more walk-ups and townhomes and other missing middle types of housing to compete with the 15-30 odd 3-bedrooms that get built in a 30+ storey tower.
