As someone who's lived in a communist country, equating government policy aimed at improving the affordability and quality of life, of the majority of its citizens to communism is frankly insulting.

Ruled and ownee by elite and free country are two very different things.

That said, I dont know if there is a great way to incentivize more affordable, less shoebox like housing. I suppose there could be tax breaks for developers who make their units meet certain requirements, or increased taxes on top of what already exists if they dont.

Theres a fine line though, between actually seeing results or just scaring developers away.
Comparing it to communism is a bad argument but it does go against the free market.

And before incentivizing builders in any way to somehow build cheaper living options (ie: paying them to cover the difference in what they'd make at market rates) I'd much rather spend a fraction of that money on trying to get people to relocate to other municipalities that 1) can handle new people and 2) have opportunities for them.

Not everybody in this country needs to live in Toronto, Montreal or Vancouver.

the MLTT revenue has grown from $184 million in 2009, to $803 million in 2017. Almost $1B in revenue from LTT. Back on topic.
 
Toronto Life has this closeup rendering of the roof. I don’t think I had seen it in this much detail.

I’m getting very curious how the base will look, given that it’ll be designed by Foster for Apple. He’s been using a Castagna Stone extensively in all the flagships.

The back walls will likely be clad in this beautiful material but I’m wondering if the super columns will be too, or if those will adhere to the golden metal cladding on the exterior. All we’ve seen in the existing renderings is a generic space. It’ll be highly customized for the tenant.

Noticed the rebar on Benito's photo and when i walked by on Wednesday but did not want to start the permit or no permit conversation.

It’s probably just being used as staging for the work going on at the south side of the site. Rebar is being used to build the ramp and will be needed to construct the eventual roof above the garage.

The next stage above ground won’t use rebar (outside a few exceptions with elevator shafts and free standing walls). They’re bringing in iron super columns that will be bolted in to build the podium for the tower. The thing will go from flat to 3 stories tall in a matter of days.
