Ha ha. People think that because I criticize Mizrahi's planning missteps that I don't want this project to succeed. It is really the opposite. It's such a landmark project that it's annoying to watch the fumbles. I am excited to see this go.

A short list of things could hold up an above-ground permit now. Most likely something like a legal pre-approval condition that would not be obvious from the outside. Or something like a dangling comment from Toronto Hydro or Toronto Water or some such.

I assume he has the $40M cash ready to pay S. 37 and DCs.
 
544 residential units? I thought this was going to have 416 units? I wonder if the hotel rooms are somehow getting counted with the residential units.
80 storeys?I thought this was 85 storeys...
 
Technically as long as it’s permitted in the zoning bylaw I believe unit counts can change without amending the SPA - as the SPA doesn’t regulate interior space.

perhaps Mizrahi split up some of the larger units into better selling smaller units?

they could just be counting the hotel as well though.
 
Those drawings are showing 162 hotel rooms.
