The Monarch Hills (previously Garden On The Bay Condos): a proposed mixed-use condo & commercial development designed by Broadview Architect for 95 Developments on the northwest corner of Bayly Street West and Monarch Avenue in Downtown Ajax.

Phase 1 consists of a 7-storey podium, with one 20-storey condo tower and one 23-storey condo tower.

Phase 2 consists of a 2 building, 7-storey podium with 13-storey condo tower, and a 7-storey podium with 20-storey condo tower.

Slab buildings! Yay! (it means good unit layouts)

Note the orientation of the slabs, which is correct. They are oriented N-S.

This means they only minimally impeded southern sunlight.

This is something I've spoken about before, is that its possible to consider multiple goals and show flexibility when the proposals take into account the needs of the broader community.

Now, that said, I think this idea can be further improved upon getting developers to look at cut-out mid-slab to let a bit more light through. This does have some adverse effect on costs, but it doesn't have to a big number.
 
Updated designs and plans for development at 282 Monarch Avenue.
Building specs:
- All buildings are 25-storeys in height (7-storey podiums)
- Ownership of the property has changed
- 1,773 residential units
- 1,710 meter squared of office space
- 1,030 meter squared of commercial space
- 3 levels of underground parking
- outdoor amenities space

Word from workers on site is the homeless were getting in so they collapsed parts of the building to keep them out 🤷🏼‍♂️
Oh wow, I mean it was always planned for demolition. I guess it was speed up for that reason.
