Not the most beautiful building, but great density for this location.

Yep. It is fine. Fine is fine. I like the layout with the C shaped midrise, the detached garbage pavilion (I presume) and the way the driveway works. Competent midrise. Great. Copy-paste this a hundred times and the avenues might finally start to live up to their potential.

What do you mean? Here is the latest ground floor plan from the June 25, 2018 ZBA submission (Feb 19, 2019 SPA docs not uploaded yet) - retail in yellow. If this were one unit it would only be 342 m2 which is not huge. And it looks very easily demisable.
