The Tribunal Orders that the Zoning Appeal is allowed in part and that Zoning By-law No. 1916 of the former City of Leaside, as amended, is hereby amended as set out in Attachment 1 to this Order, and that Zoning By-law No. 569-2013 of the City of Toronto, as amended, is hereby amended as set out in Attachment 2 to this Order.
 
The former plaza on site remains fenced off and mostly untouched:

Not sure if any of the revisions are material (haven't had time to look yet)

Unless I'm reading this report wrong, it seems like they're running a partnership with someone. In any case, it'll be good to finally see something happen here. I do like this plaza a lot, so seeing it shuttered as it is now is a rather sad site.

They are/were partnered with Concert at this site. Concert is still actively lobbying on this one.....
 
Speaking of this development, I just found out what's being done for the parkland dedication here........

There's a small green space (~2/3 of an acre) in behind the Leaside Memorial Pool. It's been open to the public for years, but not officially a park per se; and you would never know it was there, unless you knew.

Well, the City worked it out w/the builders here to buy property on Southvale, the nearest road, giving this space greater visibility and access, and it will now, officially, become a public park.

The acquired property is 21 Southvale: The space, inclusive, is pictured below (aerial pic)

Albeit rather expensive, a smattering more properties (3-8) will need to be acquired along Southvale to give this space a more functional footprint.

But the biggest investment will require some serious $ from the City by committing to rebuild, and consolidate, the arena, pool and curling club closer to Laird with any parking shifting underground.

Below is what I would envision as a logical buildout:

I've measured and the residual space should be able to serve all the existing recreational buildings, and retain comparable parking underground.
 
It seems like a huge wasted opportunity to only have 16 storeys right beside the Leaside LRT stop. Are there any engineering reasons why they can't go higher? Like is it sitting on top of the LRT tunnel and it can't support more height? Or is it just the zoning/ NIMBYism etc.
 
I used to buy my Transformer Toys from Consumers Distributing in that plaza. :(
I used to get my Masters of the Universe figures at the Etobicoke location (can't remember where exactly it was). Sheer delight when getting my hands on Clawful.
