For me, this plaza is a village killer (vibrancy, ambiance, people friendly, streetscape, etc. ) and never should have been built (40+ years ago or so) in its current form. This plaza among others in Mississauga have been used as fodder on how not to build a city but there is a paradigm shift going on and this is, at least to me, a good example of that change...
There are some fantastic smaller projects going on in and around Streetsville but I think this one is by far the most important one because its precedent setting and extremely important for Mississauga.
When I find the link to the PDF I will post it but I got the documents below from the meeting itself and spoke briefly with the presenters.

From my SSC post from last month:
I went to the Planning and Development Committee meeting regarding, among others, DeZen's proposal for redeveloping the Streetsville shopping centre (phase 1) and it was quite interesting. The only person who was against the project, as it stood, was the owner of the mini-plaza across (south) the parking lot from Tim Horton's but, basically, within the boundaries of the plaza. The daughter's, who spoke on behalf of her dad (the owner), arguments and reasoning was inconsistent and a bit laughable, well, at least to me. She listed a number of reasons but the last one she ended her presentation with was that she was opposed to this project because something new with an excellent street presence would make her dad's building look bad (or worse than it already is); I was surprised that everyone did not burst out laughing because it sounded so absurd. I believe, in time, the developer will buy out the owner of the mini plaza and totally redevelop the area, per the master plan, as it should be. The plaza is nothing more that a joint with absolutely terrible street presence and adds basically nothing to the area.

To me, what's there now is like putting the same kind of shopping centre in Yorkville, The Beaches or Bloor West Village - it's just plain nasty!
The developer presented some very nice renders of the project and, to me, it looks fantastic! I'm thrilled that the Streetsville shopping centre will be totally redeveloped in the next 10 years or so, it just does not belong in its current form.
