From the church's Facebook:

Proposed Development of Housing and Social Services on the Site of St. Paul’s, Hamilton - On Sunday, May 18, 2025, the Trustees of St. Paul’s, Hamilton, signed a conditional offer for its church hall from the developer Collecdev-Markee. If all conditions are met, the developer will build two thirty-story residential towers, five levels of parking, retail space, and fifty-five thousand square feet for the YMCA. For the past three years, as a partner to Hamilton Urban Core, we have hosted ten thousand visits per year from people seeking medical care and addiction counselling. We pray that we can now advance with this new project that will provide about seven hundred new residential units and a full range of social services through the YMCA. This project will transform downtown Hamilton. We are thankful that part of our space has helped so many people up to now, and will help so many more in the future. St. Paul’s will retain its sanctuary and new meeting hall, and all ministries will continue as usual throughout this project. Can you spot the beloved stone spire of St. Paul’s in the artist’s renderings of the proposed development? If you would like more information about the good track record of Collecdev-Markee,

What going to do with the Downtown Hamilton YMCA

Thinking to relocate the 79 James St South to just a block with the new Downtown Hamilton YMCA on 21 Main Street West, what going to do with the YMCA men’s residences? Are the YMCA of HBB going to build the new transitional housing project?

The Downtown YMCA building is 100 years old and it has reached the end of its ‘life cycle.’

Hamilton is growing with the high rise buildings is being constructed and more buildings will be built soon in the Downtown areas and could see more people in around 4-7 years.

Additional rendering for the inside of YMCA

Interesting. I assume the front of St. Pauls will be preserved with the rear wing demolished for the second tower, and they clearly also have the lot beside Gowling's building on Main St.

I wonder if Gowling will finally proceed with their office building by McMaster with them losing their parking here..

I assume the YMCA will sell their existing site for redevelopment to help fund the move into this project.

That is my understanding as well, given this sentence:

Some additional context on the site, for the thread:

This is roughly the angle of the rendering, looking south from Main Street just west of James:

Google Street View, Jun 2024

Back in 2015 Wilson-Blanchard was planning a 4-storey office building (in light blue) here and a potential 19-storey condo Phase 2 (yellow) on the parking lot 20 Jackson Street.

More info on that concept can be found here on The Public Record:

These were the concept designs produced by DPAI:

Where the 'Imperial Gasoline' building is roughly where the 21 Main Street parking lot is now

@Paclo I think an alternate name for this thread would be more appropriate given that only a sliver of the St. Paul's site is being redeveloped for this project, and most of this project is on the site that I think is best known as 21 Main St W.

This would be awesome to see and it'd be nice for the Y to have a new building downtown. I know a lot of people avoid the downtown location because of the age and condition of the existing building.

would love to see a full rendering but this looks beautiful and i love the way it meets the street. it's like all the new buildings on Augusta that have an classic look to them and blend in nicely.

waiting until official submission to determine exactly what lands are involved

The YMCA has been looking into moving for a while now:
Thanks for that. I now recall that article, thinking they would need a whole pile of cash, but if they moved and were to sell their existing site (fantastic one in relation to the Hunter Go Station), totally feasible! Hope this one can be made to happen.

Hoping for this to become a reality as soon as possible. It looks like a beautiful building and the upgraded service is very welcomed. Does anyone know if the church hall is the back half of the church? Is the empty lot part of this proposal? The little grassy part between Gowlings and the church has a few burial plots with old gravestones if I remember correctly. I assume they would remain undisturbed. Would love to know more about this. Anticipation...........
