Smart Centres is applying—through their SmartLiving division—to replace some of their big box retail on Brock Road just north of Pickering Parkway and the 401 with two residential towers rising to 33 and 34 storeys from a shared podium. Just the first intensification proposal on this site.

Looks like another concrete high-rise with an old simplistic design out of the 1990s. If pickering wants to really become a major urban centre they should build highrises with bold new design. Not another tall concrete box in the sky in the middle of a suburb.
 
Interesting that the Sobeys is closed down, almost a year now, but it's on the far NW portion of the site, not in the Phase I listed here. Keeping my eyes peeled for a full site plan.

I feel like the density proposed there is a little overkill given that this is a little too far from the GO station and doesn't really have a ton of transit access. It'll make the area a bit of a traffic sewer... Not like it isn't already one, but still.
 
Ya but the casino is also in process there between the North and hwy 401 spot in photo. Plus almost direct to the right of this development or south of 401 and down the street from the casino is another block planned like this. Universal city? And all their mall. The boom is coming for this area, with this proposal however it is a tad every building here is of similar hieghts like a big wall. Needs some variation in hieghts more centralized smaller to shorter outward. Or staggered ...?

I wonder if we are over-complicating density planning in municipalities with access to GO stations. Just hook up this cluster of towers with a 5-10 minute bus route along Pickering Parkway or Brock+Bayly for a direct connection to the GO Station. The average Torontonian suffers through much greater transfer hardships, and the average GO user in Pickering is already spending that much time or more driving to their residence from the GO Station.
 
Gonna be weird to have an island of dense towers surrounded by low-rise single family detached and townhomes. They should try and build mid rise condos and stacked towns to add in Carrie l variety
 
Exactly I didn't say soon, I anticipate that decades from now subway construction will become easier and more cost efficient as time progresses with construction technology and engineering improvements. May be a long time but eventually we'll get rapid transit here too.

The density is certainly overkill in scale and will likely stand out for a few decades as poor migration planning but the distance to GO wont be a huge factor a the development will be near the BRT on Kingston rd which is similar to what Markham & RH have been doing on HWY 7

I'm not opposed here as it seems all 3 levels of Government, bit Libs and Cons are heavily committed to creating immediate and long term economic growth in Pickering that will be a very important cornerstone for eastern GTA.
