Me: "Er..161 parking spaces?"

The City: "Oh..so our staff have somewhere to park their cars."

Me: "Must be nice..."

I'll be more direct: This is insane. I've not underwritten an underground parking spot in Toronto for less than $100K (and as high as $140K) in the last half-decade, so you're looking at wasting somewhere in the neighbourhood of $16,000,000 on parking spaces here. Ludicrous waste of taxpayer money.
 
Hi all,

I am working on a project and need some information about 339 George Street, Seaton House also known as S*tan House. I know the city is working on redevelopment that whole area and they have been very unhelpful in answering some of my questions. The one thing I would like to confirm if there is a basement at 339 George and if it extends the entire area and what is the existing structure meaning concrete or something else. I found on google that it is 4 storeys house but there is no mention about the basement. The city won't even confirm that. No way they are gunna provide as-builts. Very surprised. Please share what you can about that site/shelter. Thank you

What's that?

The problem here is not development that helps the poor and/or homeless; the existing use of the site has been as a shelter for decades.

The problems here are that the proposal in its current form will spend upwards of 16M on underground parking for staff, dramatically inflating the cost and diverting money from the purpose at hand, all the while encouraging staff to drive rather than take transit.

Plus, a cluttered program for the building, trying to shoehorn in, shelter services, permanent housing, and LTC and Community Hub in far too small a space for them all, resulting in multiple elevator cores and stair ways resulting in inefficient use of space.

Pick which program options you prefer, i would like permanent RGI affordable housing and LTC, and you can deliver 40% more with a simplified program and layout, housing another 90 odd people permanently, All for less money that the existing proposal.
