St mikes had redevelopment plans from my understanding, but churches don’t exactly move quickly. Look at the condo Met United had approved for their parking lot, what, 15 years ago now?

It's truly staggering the percentage of Toronto buildings that are functionally obsolete. Most of them were awful when they were new so it won't be a loss when they get demolished. We're 13 years into a construction boom and we're likely only a third the way there.... and that's just the downtown. Streets like the Queensway have practically nothing worth saving.

Parking lots are considered "land used in connection" with a place of worship. Recent example: https://www.canlii.org/en/on/onsc/d...ocompleteStr=2016 ONSC 1723&autocompletePos=1 at para 19.

Thus we have churches sitting on underutilized land with very limited carrying costs.

What happened to "Render to Caesar the things that are Caesar's"...
 
The orange highlight at night is very nice. I'll try to get a good night shot, but it's hard to do it justice with a cellphone photo.
