Massing and GFA has been revised. 50,402 square metres of total GFA, including 31,113 square metres of non-residential use, 18,784 square metres of residential, and 505 square metres of retail. Base building at corner of Jarvis and Dundas reduced to three storeys; the tower is now set back from the base building with a three-metre stepback along Dundas and a four-metre stepback along Jarvis. Building's west face is now angled and the pocket garden has expanded to have greater frontage on Dundas.

I think the podium should be further back (maybe even flush or just about to the tower) along Jarvis to allow the upside down pyramid building (forget its name) to be more impactful. Otherwise, looking pretty great.

The revised proposal features only minor changes from the October 2019, with the overall composition of uses unchanged Overall, the development includes 57,525 m2 of gross floor area, including 36,784 m2 of non-residential institutional uses, 17,599 m2 of institutional student residence uses, 2,960 m2 of indoor amenity uses and 181 m2 of retail uses. The proposed at-grade open spaces remain unchanged to the west of the building, and feature the same general massing relationship and programmatic adjacencies. The most significant change to the application is an increase in building heights to address specific programmatic requirements. The tower height has increased to 44 storeys (164.7 metres) plus mechanical, with the base building at 13 storeys (68.4 metres) plus mechanical. The increase in height is required to meet the programmatic needs of the building, with two storeys added to the institutional base building to accommodate expanded science programming and one storey added to the residential tower to accommodate a new amenity floor and administrative office for residents.

Additional revisions to the proposal include:
• Revised base building articulation, with a 2-metre stepback on the Jarvis Street frontage at the mechanical floor
• Reduced bicycle parking spaces – the number of bicycle parking spaces has been reduced to 283 (62 short term and 221 long-term spaces) 3
• Increased number of student beds – through a reconfiguration of student accommodations, the proposal has increased the student population that can be housed in the new residence from 551 to 590 beds, all within the footprint.

Increased number of students housed, decreased amount of bike parking seems a bit odd.
 
this thing is ridiculously dense. A 13 storey base with institutional ceiling heights... This is going to be bulky as hell.

Also I just generally like how the proposal features only "minor" changes when they are adding 80,000sf of GFA!

It can't be helped - there is only so much developable land around. In any case, this isn't that dense as an academic build - try Cocoon Tower in Tokyo: 50s, all academic.

Are they still planning on retaining that colour? Or do they plan to go full on Toronto grey with it?
 
I like the density, only because of how ridiculous this intersection is now with the three towers on the other corners...but the podium should be pulled back, partly to give this area some breathing room, partly for sight lines of the courthouse building firther north, but of course, just to give the sidewalks acomfortable width.
 
Good to see that the new designs have amenity space/facilities for the students in residence - the previous plans not providing a communal common room or even laundry facilities for students seemed like quite a major omission...

Looks to be quite nice - Communal amenity space at Level 43 is pretty rare in the City, no?
 
I don't see any document in the SPA submission that describes the cladding materials (so that's odd), but it looks like they've gone from brick to limestone here for the first three storeys. That's rather beautiful with the bronze colours of the window frames, etc

One more things that's interesting in the docs: these two N-S sections (the one on the left being closer to Jarvis, the one on the right being closer to Mutual) showing plainly (on the left) that the height of the institutional podium floors are nearly twice that of the residential floors (like at Ryerson's recently completed complex on Church), and (on the right) that there is a varying skylit central atrium in the podium with grand staircases connecting academic floors. This is going to be rather interesting inside, too.

Interesting that there is a separate car entrance for electric vehicles! Also disappointed that truck entrance isn’t on mutual. But I guess no possible will the square they want
