Assuming this is the first 50% of the units as committed in 2022 - deal is approx. ~3.5% of total new residential units in this Block, to be rented at (or below) 100% City-Wide CMHC average market rent (AMR) for a period of 40-years from the date of first-occupancy.

Honestly, an above-average negotiated deal on PRIVATE lands — given that it is within Golden Mile - and local city planners / councillors are only just starting to understand the affordable-rental opportunities in Transit-Oriented tower developments along the Ontario Line.

To amend the Zoning By-law to lift the Holding provision (H) from the southeast portion of the lands at 1966-1980 Eglinton Avenue East to permit Phase 1 on the development. This application is related to Zoning By-law Amendment Application No. 21 195478 ESC 21 OZ.

I might be delusional, but something about the at grade design for this actually seems like it’ll be quite usable. Possibly even pleasant to walk by.

Next thing you know, I'll wake up tomorrow and @ferusian will have posted everything new in the AIC.

As for @Sunnyside being delusional.............. my experience is that he's not..........

But since this is KirKor running the architectural program, I'll just assume he's had one drink too many..........because really...........what are the odds of KirKor getting this right?

I mean sure it could happen. And the moon could be made of green cheese. But it does seem unlikely.

Still, I like Sunnyside's optimism. Lets go there. if a Broken clock is right twice a day, why can't KirKor achieve the same?

I think with anything its client budget. If Aqualuna is an indication of what Kirkor is capable of, its arguably one of the best detailed and executed projects in the city.

I would then add, most clients hiring KirKor as design architect aren't free spenders.

Completely agree, and would not credit the design to them at all. Just speaking to the detailing of the drawings they would have had to complete as AOR, which gives me hope that if riocan does go forward with the design that it would be "possible", lol. but we'll see.
