You are mistaken, these residences will be a 500-700m walk from Corktown station. Of course, this will deprioritize the WELRT even further

True, though I lived there for years, and crossing under the tracks and the Gardiner doubles how long it feels.

I cross under the tracks on Jarvis often and it's an awful experience, and does feel incredibly long.

Jarvis is the worst place to cross because of the busy onramps. Parliament is probably the least worst, but still a plod.

That could be said about a lot of places served by streetcar in the city, unfortunately. The benchmark for surface transit speed needs to be something quicker than walking.
