Nelles Estates: a proposed 4-storey mixed-use condo, commercial and civic square / public space called "Nelles Square" designed by KNYMH for DeSantis Homes (operating as "Burgess Heritage Estates Inc." and "Movengo Developments Inc") on the northeast corner of Main Street East and Nelles Road North in the Nelles Estates neighbourhood of Grimsby.
Initially submitted for OPA/ZBA in June 2019 as 5-storeys, the proponent was considering removing the 5th floor as of the Open House meeting of December 2019. A revised submission was made as recently as September 2021, but is unclear if the height reduction was incorporated.

The James Willison Grout Nelles House (AKA "Nelles House") c. 1865 was granted Heritage Designation in 2012. Proposed to be retained in the development with conditions set out by the tribunal in October 2022.
OPA/ZBA merit hearing was held on October 18, 2022, but details are yet to be made public. The application under appeal was the 5-storey submission:
