Thanks for the update - have to say, not impressed by how they've handled the extension of the atrium - it would have turned out far better at full height all the way to University Ave.

Looks like they really didn't spend much on the sidewalk finishings ... disappointed ... it looks like a mess and a mishmash of colour ... the planting look cheap ..

Yup - totally agree, especially relative to the landscaping of Phase 1 (fronting the old TGH). I suppose austerity didn't help but one would hope they invested a bit more on one of the major ceremonial avenue of the city.

Ah well, we can always aim for a comprehensive redo of University Ave. eventually instead.

I don't get those huge planters, where most of it tends to be just dirt. They are not very attractive. They could have used that area for a small public square type area and animated it much better. It looks cheaply done and not much imagination has gone into it. It needs some art, a fountain or something to give it life. It's a missed opportunity to create something distinctive, interesting and beautiful.

Thanks for all of the photos you have been putting up over the last many hours MafaldaBoy. This is a particularly beautiful set!

Yes, a really stunning set of a great building and a very pleasant change from crappy cell phone pictures of already very well (in every sense) documented buildings. Thanks!

I think the ground level treatment was a big disappointment, otherwise its great.

BTW this building just about 50% vacant ... so you can see why it was put on hold now ! And it seems they only managed to just crack the 50% level. When it come online it added roughly 350K of available office space to this area.

We'll have to see how it does over time. MAR I was completely occupied when it was complete, though it had much less space.

That landscaping is uninspiring, but it matches the base components of the landscaping along the sidewalks of University Avenue: a cheap mass of poured concrete paving and planters and stick trees that don't seem to grow well.

Also worth mentioning, an outstanding addition to the city. Lets try and keep upbeat where warranted.
