They’re building similar things in Vaughan with even less precedent. This is the new world and MCC is in particular a 30 year project which might conclude with 100 floor towers making the current ones look small.

I think that he is just speculating given that we have seen a projects getting progressively higher in Mississauga I believe that square one district is the tallest being built in Mississauga right now at 82 but I'm not sure I might be wrong Even if something were to get built at 85 floors You're still looking at near super tall status

The business centre has put in a request for their land to build a 85 floor building. If we’re talking 70 floors in 2020s. 80 floors in 2030s. It doesn’t take long to get to 100s.

Yeah but once you start passing into the 300 m mark you're into super tall territory and they are a bit more critical just look at how long the progress has taken on projects like forma sky Tower and the one Concord sky is technically a super tall but I only talk about buildings with permits 🤣

I don’t understand your laughing crying emojis. This is the same city where a number of people thought nothing was going to pass absolute towers at 55 floors. Yet here we are with two 70s under construction and another soon to market. I am also talking a 30 year window. If you can’t comprehend or accept that premise then that is on you. 100s will be built here in time.
 
I think its ridiculous to judge the height of buildings when Mississauga's density is so low and going tall is the only way to add a sustainable amount of people for the city. Most single detached homeowners dont want additional density right next door, even if it was capped at 5 or 6 stories. That's why when you get a location to build, its high density to cover all the costs associated with building there including dealing with all the NIMBYs.
 
Sorry the laughing emoji is because Concord sky has built its first six floors and still does not have an above grade permit should have put context into that but I think that the current heights that are proposed are good relative to the density of Mississauga given the architecture that gets proposed I do look forward to when they do propose a super tall hoping it is in the next 5 years or so
 
I view what is happening as the result of modern market forces and is common with development morphology around the world. The traditional downtown of clustered high rises is from a different time and North American.

And this is the reason MCC will be developed as high as possible. Nowhere else to build and elsewhere in Mississauga communities and councillors actively work to stop development. Which is why at port credit GO station is a miracle if anything 40 floors is built. Erin mills mall parking lot / heartland and square one are the places which will see density. It’s just that MCC will see hyper density.

I guess we will see some mid rises to 20s along Dundas as well to support the BRT.

It’s going to be incremental growth. So it’s not happening soon. We have to see 80s and 90s first.

You can put MCC along Dundas and still have land for development considering it mainly plazas that have huge lots and some residential. Another example council and NIMBY folks against reinventing the city. This is pure poor urban planning today for the city as a whole and saying density should be in one spot. Doing so makes it impossible to provide high quality of transit service city wide.

Respectfully I disagree. The good thing of having all construction in one place is that it is easier to build the transit because we know where everyone is going. Toronto would have been much better off if they never let buildings be built randomly through their burbs but instead insisted they be all downtown. It would have meant that not so many people needed to commute. More people could walk. Rather spreading out the density means you need to serve these areas as well.

I also don’t see how choosing a corridor like Dundas is any different than choosing a corridor like Hurontario which is essentially what the city has done except with hyper density at MCC. The only advantage of Dundas and Hurontario being the place where the city could have built is the GO. And I simply cannot rely on that GO ever being useful since all day service sounds like a fantasy so to me it’s a moot point.
