Update:
Last week, rezoning and Site Plan applications were submitted to the City of Toronto by Tribute Communities and Greybrook Realty Partners for their joint venture in a redevelopment of the properties at 286 through 294 Main Street. Situated steps south of the Main Street subway station and designed by Turner Fleischer Architects, the proposal would see the demolition of four existing commercial buildings which range from one to five storeys tall. Set to replace them would be a 30-storey mixed-use condominium, with retail and office space incorporated in the lower levels.

Fairly meh design. I anticipate some NIMBYism. The local neighborhood association is very well organized and was incredibly vocal in their opposition to the condo development at Woodbine and Danforth that is half the size.

Some decent support for this in the local community group on FB.

I support density at this location.

That said, I find the design bulky to excess and it really doesn't play well w/its peers.

Some real refinement is in order.

It's also a bit taller than can be justified (it would the tallest thing around pretty much).

Refinements aside, there is a need to get context right, I fully expect the nearby Sobeys site to come up for redevelopment.

There is a definite shortage of public space north of the railway corridor and some consideration needs to be given as to how that will be addressed.

That's not all on this proposal, but it needs to be looked at now, not later.

Particularly in light of approvals to redevelop the existing 'public' square across the street w/apartments.

I can see something maybe 2/3 the size of the current proposal taking form.

The Settlement Offer includes additional lands. Tribute has purchased the adjacent properties at 276-284 Main Street, which lie to the south of the lands included in the Original Application, and has incorporated the new lands into a revised development proposal (the "Revised Proposal").

The Revised Proposal is for a 27-storey (83.9 metres plus a 5 metre mechanical penthouse) mixed-use building at 276-294 Main Street. An on-site park is proposed at 144 Stephenson Avenue. The new proposed GFA is 27,874.7 square metres: 26,221.9 square metres of residential, 139.1 square metres of retail and 1,513.7 square metres of office. The FSI of the Revised Proposal is 8.67 times the area of the lot.

now 360 units. 59 new units over the previous proposal.

Interesting to see this type of height approved here - even with the precedent across the street.
