At the risk of appearing rather daft, what exactly am I looking at here? Is that a permanent outer shell/new fangled insulation? Is that the back alley or King Street? I'm appreciative of any feedback...

Indeed. They will compliment the condos, when they are done. If only they could tie some wires to the exterior of the proposed buildings — a la the ivy that has been depicted — that would really take the design up a notch.

I'm excited for this project but that's going to be one dark courtyard...

It's very deep and narrow. Even with a European architect, the Toronto curse of scale and out-of-whack-proportions continues...
 
Not to nitpick, but that render is way off in terms of the streetscape on the north side of King. It's as if they've slid this development east by a couple hundred metres. I guess they just wanted to throw in some representative brick and beam office to remind everyone that this is on King Street West.
