Yeah, as it rises, I actually find myself appreciating the site planning; they’re gonna be big towers on top of a solidly large podium, but it all seems to be fitting together comparatively lightly.

The density transformation here is astonishing but other than exciting drone views I wonder about quality of life issues at street level... the lost bars (fewer arrests granted), restaurants etc. Is this really going to remain an "entertainment district"?

I am sure there will be still plenty of bars + restaurants around. See Khao San Road moving into the condo on Charlotte St.

The thousands and thousands of people who will move into the neighbourhood should bring more custom to establishments around (if they have enough money for going out after their extortionate rent/mortgage payments :D)

Sure, the clubs are gone. I'd say the area still has more entertainment to offer than any other area of the city. If you go by Google Maps' boundaries, it includes (obviously) the Bell Lightbox, Scotiabank Theatre, and Second City to name a few. Google includes a large area south of the tracks with the dome, CN Tower, Ripley's Aquarium, and the ACC.
 
There are still many clubs left, although they're maybe only a third of what were around at the peak. Still, the District would probably like to quote Mark Twain, as in "The reports of my death are greatly exaggerated".
