Toronto IQ Condos Phase 3 | 140.2m | 42s | Remington Group | Giannone Petricone

I'm all for increased density along the Queensway (light rail transit should be included) but I don't think this proposal will fly. 49 seems like a huge jump from what's there and what's currently proposed. We'll see though.

It depends partly on the overall size / height of the proposal but also on the inclined plane (usually at 45 degrees) from the centre of the road. As Quadrangle (I'm pretty sure) have placed these structures away from the Queensway and nearly adjacent to the QEW, there should be few (if any) size / shadow concerns from the existing communities to the north. Of course, that's only the built form - residents will likely take issue with the increased traffic and density that IQ will bring.

If anyone finds out when and where this public meeting is for the development proposal, please post it. I would like to go.

I bought in phase 3 and am curious to see what happens.

Thanks!

Now recomended at 19s/27s/42s for approval

This application proposes development on the south portion (Phase 3 lands) of a larger development block under the same ownership for three apartment towers with a total of 981 residential units and tower heights of 19, 27 and 42 storeys on a 2 to 4 storey podium. The application proposes a parkland dedication of 998 m2 immediately north of the Phase 3 lands to achieve a 0.67 ha public park in support of the approved development concept for the larger development block and SASP 6. ...........http://app.toronto.ca/tmmis/viewAgendaItemHistory.do?item=2014.EY35.5

Phase 2 is on sale at the moment, and just got approval for more units, so I'd be surprised if phase 3 went on sale before 2016.

Until a site plan application is filed, we won't likely know if the 140.2 metre height includes the mechanical penthouse or not.
